What people love
- The trees. Forest preserves and greenbelts were part of the original plan, and the community still feels like it was built inside a forest.
- Getting outside. 151 parks, 220 miles of pathways, 14 pools, Lake Woodlands and nature preserves, most within walking or biking distance.
- A real downtown. The Waterway, Market Street, Hughes Landing and The Pavilion give you a walkable evening out without driving into Houston.
- Something every weekend. Free concerts, the Arts Festival, July 4th fireworks and the Lighting of the Doves.
- Health care close by. Several major hospitals have full campuses here.
- Work close to home. Health care, energy and corporate offices mean many residents commute minutes, not hours.
- Stability. The 2026 agreement with Houston means annexation is permanently off the table.
What to plan for
- Summer heat and humidity. Highs sit in the 90s from June through September. Weather & Climate →
- Hurricane season. Inland location helps, but storms like Beryl in 2024 caused long power outages. A generator plan and good insurance matter.
- Property taxes. No state income tax, but combined property tax rates run about 1.7%–2.4%. Budget for it, and file your homestead exemption. Taxes →
- Covenants. Exterior changes need approval, garage sales aren't allowed, and healthy trees are protected. Many people see this as a plus; some find it limiting.
- I-45 traffic. Rush-hour drives into Houston can top an hour. The Hardy Toll Road and park-and-ride buses help.
- It's car-dependent. Outside Town Center, you'll drive for most errands.
- Two electric utilities. Your address decides whether you're with Entergy (regulated) or CenterPoint (choose your provider).
- Addresses can be confusing. Your mail may say Spring or Conroe even though you live in The Woodlands, and school zones follow streets, not village lines.
- Getting around takes practice. Curving roads and few through-streets mean newcomers rely on GPS for the first few weeks.
- Pine pollen. Spring brings a yellow-green dusting on everything.
